This article examines South Africa’s post-1994 Reconstruction and Development Programme (RDP), aimed at providing housing for previously disadvantaged communities. It highlights persistent challenges such as poor housing quality, limited access to basic services, and the need to address climate change within the green agenda. The study emphasises the integrated application of green technologies, innovative town planning, and strong partnerships between the private sector, government, and international actors to build smart communities. Using a qualitative design with document reviews, interviews, Cost Benefit Analysis, Capital Cost Analysis, and Social Acceptance Modelling, it proposes a Green Village Model with key variables for implementing green building projects.
