Over the past five years, land-based investments have been shaped by shifting global pressures: food security concerns, energy transition minerals, carbon markets, climate finance, and renewed assertions of national sovereignty. These trends are intensifying competition over land and reshaping governance frameworks across regions.


The ALIGN consortium — Columbia Center on Sustainable Investment (CCSI), Namati, and IIED — together with the Land Portal Foundation, has worked with partners across countries to document these shifts, test strategies, and generate practical evidence on what advances equitable land-based investment governance.

This webinar will:

  • Take stock of major governance trends since 2020
  • Examine strategies that have proven impactful in strengthening tenure security and investment governance.
  • Identify what to watch in 2026 and beyond
  • The discussion will draw on experiences from multiple regions, including insights on customary tenure, just transition pressures, participatory mapping, coalition-building, consent frameworks, and subnational governance.
